Refunded only in specific cases
If the renter cancels before your move-in, or a covered First Month Protection issue has no suitable alternative. Changes of plans or preferences aren't refunded.
Rent & deposit are between you and the renter
We never handle them. Anything about those payments is sorted directly with the renter under your contract.

When do I pay the Tenant Protection Fee?
When you secure a room — at the same moment you sign the contract and pay the deposit to the renter. Browsing, matching and viewings are free.
Who receives the rent, deposit and fee?
Rent and deposit go to the renter; the Tenant Protection Fee goes to EasyRoomMatch.
Do I pay the fee again if I book another room with ERM?
Yes, each new booking carries a new fee. A covered relocation during First Month Protection doesn't.
Can I change rooms during the first month?
Only for serious issues not disclosed in the listing or visible during your viewing. Not for changes of preference. See conditions →
